Partner Ben Dalton will be teaching a course, “Integrated Project Delivery & BIM” as part of the Masters of Real Estate Program at USD’s Knauss School of Business.
This course provides a step-by-step analysis of phases involved in the real estate development process including original product conceptualization based on market research, site acquisition, entitlement process, construction process, financing, and marketing (lease-up), of the property. Leadership, management and control of the development teams will be highlighted. Land use theory, traditional, Urban, and Mixed-Use development patterns, transportation and environmental issues also discussed. Consideration given to impact of decision choices, investment objectives, changing technology, telecommunication, and socioeconomic and market activities on the development process and the success of a real estate project.
This course is designed to bridge the academic/practitioner gap by providing a closer look at the development process from a developer’s point of view and includes direct student interaction with design and other professionals and the general contracting and construction management side of the real estate industry.
Course Objectives
1. Understand the basic and advanced concepts and language of real estate development
2. Develop a uniform process for the management of real estate development projects from initial property review to the ultimate completion of construction and occupancy
3. Assess development opportunities. Gain insights into the key aspects of establishing financial feasibility at the earliest point possible
4. Learn about Architecture and the Design Process generally from a licensed architect, civil engineer and other specialists. Learn how to incorporate green features and energy sustainability through early planning. The payback during and after commissioning
5. Develop the skills to manage the constraints imposed by governmental agencies, title, and financial institutions. How the project review and approval process works.
6. Develop a working knowledge of the financial tools required for the financial evaluation of real estate development (Microsoft Excel spreadsheets – taught separately).
7. Understand the key elements, sequence and interrelationship of the Design, Entitlement, Permitting, Construction and Commissioning Phases of a typical real estate development project
8. Learn about the physical and budgetary attributes of different building types and alternative project delivery mechanisms. How technology is advancing industry state of the art.
9. Be provided with insights into the general contractor/construction management perspective of a new development and meet the General Contractors Team on a site visit.
