Capitalizing on Lake Union views
The North Lake Union Office Building has approximately 26,000 square feet of office space in three stories above two levels of parking. The structure is a mix of exposed concrete with steel and metal siding. Large windows allow in daylight and views of Lake Union. The site was challenging due to its triangular shape, topography, and adjacency to the Burke-Gilman Trail. In addition, zoning heights and shoreline setbacks intersected on the site, requiring the design to respond. The zoning limitation became a design feature, adding visual interest to the building while maximizing leasable space. During leasing, Miller Hull did a feasibility study for a life science tenant to occupy two floors of this building.
